Mark G. Levin is a highly skilled and experienced real estate attorney who focuses his practice on the purchase, sale, leasing, and financing of commercial real estate.  In the process of handling real estate closings, Mr. Levin examines land titles, drafts contracts, and prepares closing documents.  Mr. Levin also represents commercial property owners in the negotiation and preparation of retail, office, and industrial leases. Builders and developers frequently engage Mr. Levin’s services for the negotiation and drafting of contracts, restrictive covenants, easements, and for the drafting of homeowners and condominium association documents. 

 

In the course of representing commercial property owners for almost twenty-five years, Mr. Levin has also become very successful in handling tax assessment appeals.  Notably, Mr. Levin was able to secure tax savings of approximately $200,000.00 over a three-year assessment cycle for the owner of a large flex-space warehouse project who had been having difficulty renting spaces.  Mr. Levin represents large business and commercial property owners before the Maryland Property Tax Assessment Appeal Board and before the Maryland Tax Court.

 

Lenders in commercial loan transactions rely on Mr. Levin to prepare sophisticated loan documents and to manage the oftentimes complicated loan closing process on their behalf.  Mr. Levin handles both conventional and Small Business Administration (SBA) loans, and he is one of a handful of attorneys in Maryland certified to close SBA 504 real estate loans.  SBA 504 real estate loans may be particularly attractive loan mechanisms for small businesses because they provide twenty-year fixed rate financing at low interest rates for up to 40% of the value of a commercial project.  

           

Mr. Levin is a member of the Maryland State Bar Association and the Prince George’s County Bar Association.  His industry affiliations include membership in the International Council of Shopping Centers, the National Association of Development Companies and the Prince George’s County Association of Realtors.  He is admitted to practice in Maryland and before the U.S. District Court for the District of Maryland.
