Kia L. Washington is a member of the Firm’s Real Estate and Banking Practice Group, where she works with individuals and businesses to determine their residential and commercial real estate settlement needs and develop strategies to accomplish her clients’ goals.  Ms. Washington has extensive experience in land title analysis for individuals, businesses, and title insurance companies, with the purpose of identifying potential title defects that must be resolved prior to settlement taking place, as well as determining potential claims that may result or have already resulted due to title defects.  Ms. Washington also assists lenders and condominium/homeowners associations with their collection and foreclosure needs, ranging from initiating and maintaining commercial and residential foreclosure actions, to conducting trustees’ sales and determining the actions that need to be taken with respect to the post-foreclosure, sale ratification process.

From her prior work as a settlement attorney, Ms. Washington gained extensive knowledge in preparing residential and commercial real estate transactions, from the beginning stages of contract/lease negotiation and ratification, through the final stages of conducting closings.  As a former judicial law clerk to the Honorable Larnzell Martin, Jr., in the Circuit Court for Prince George’s County, Maryland, Ms. Washington became familiar with the requirements that need to be adhered to during residential and commercial real property transactions, and she continues to utilize that information to ensure her clients’ compliance with all necessary standards.

Ms. Washington obtained her J.D. from the University of Baltimore School of Law.  While in law school, Ms. Washington served as an International and Comparative Law Fellow.  She earned her B.A. in communications from the University of Maryland, College Park.  Ms. Washington utilizes her background in communications to detail the different issues to be addressed and resolved during the real estate transactional process.

Ms. Washington currently publishes Real Times, a real estate newsletter that focuses on the various nuances and items to be addressed during a commercial and residential real estate transaction. Ms. Washington is actively involved in several organizations, including serving as the General Counsel for the National Political Congress of Black Women and participating in the Real Estate Finance Committee of the Maryland-National Capital Building Industry Association.  Ms. Washington is actively involved in the J. Franklyn Bourne Bar Association, the Maryland State Bar Association, the Prince George’s County Association of Realtors, and the Prince George’s County Bar Association.  Ms. Washington is admitted to practice in Maryland.
